Yes.Misguided sale by Sales/Mktg. executives.e.g. They never tell you that you have to pay AFS separately before booking the resort facility during the 1st year itself.You will be under impression that amount collected for membership will include all charges for 1st year.They will not even hand over the agreement copy and literature of club mahindra terms and conditions.

    i work in club mahindra and we give full info about ASF...
    also we give everything in written....we give agreement copy and T&C...
    if any particular sales person did not provide you....thats probably your fault...

    1. I don't geat dream that anything like ASF exist. Above you should ask the number of that sales person in this forum from ur client instead of using statement like "..it is ur fault". If I sold a car without tyres and then whose fault it is ? mine or urs? U even know that tyres comes build in???????????????????

      This comment from Harry who works for Club Mahindra will do more harm then all the negative blogs combined. He should be sacked.
      I stayed in Club Mahindra in Jan 2015 - The staff did do their best -However it was simply just not good enough. We choose to celebrate our papa's 89th Birthday in club Mahindra - He needs a wheel Chair - and we found the following
      1. Club Mahindra is not wheel chair accessible
      2. A wheel chair was provided -without a foot rest - feet were left dangling
      3. We had to wait at the entrance for 20 minutes - The hotel had no clue to solve the problem - Finally they lifted the wheel chair over the stairs-This could have been done at the first minute- Making a senior citizen wait at the entrance for 20 minutes like a door keeper on his birthday makes no good PR sense for Club-Mahindra - who claim to be world class. The staff are anxious to please- but without Problem solving skills and common sense - Its useless -Anselm Canada

    4. 84% of the members are completely unsatisfied just because they are trapped . If given a chance 20 to 30% loss they will come out of this membership. This is a benefit to club mahindra as atleast they will get no bad mounth. the service of this company is so pathetic ultimately they are creating a hell for them and for the tourism industry

    10. I can only tell Club Mahindra does not even honor their written contract. e,g, My contract says clearly there is no restriction to one up season plan. Club Mahindra does not honor it.
      I am already trapped having paid and not able to do any thing to club Mahindra.
      Club Mahindra is for promising a lot before sell of membership and once you buy you are trapped like a fool.

      you seem to be a genuine & good employee of CM ,

      As you see so many customers who are spending their valuable time to search forums / bloggs to express their frustration I strongly feel you should so some thing for it after all till the time your existing customers only can bring more customers .

      I m sure these days every potential buyers they go through these forums can you think they'llbuy after reading these frustrations

      At the same time we should understand the company also should run , Keeping in mind both stake holders my suggestion would be

      #1> Stop selling club mahindra resorts for direct walkins / non members

      so that it will be available for members as since last 3 years i m trying to utilize for a place of my choice but its full / 3 to 4 days available now condition is if not utilized it wil be lapsed . It's so disappointing. only thing i can do i curse to club mahindra & its staff

      #2> In case you're selling the walkins / normal visitors ( online / agent etc ) pl. do share with us the profit .
      for exapmple if your property worth 5 to 6 k keep 1k as CM comission remaining you can give to memebers atleast we can get the ASF.

      #3> what value addition your giving to the members the same resort we can buy for 15 k / 1 week .
      a member who have paid 2.2 L monthly interest is 2k*12+10K=34k so he is on loss of 20 k per year ...that to no sureity he can avail
      can you pl justify ... we're thinking choked pl help us

    3. How can Club pass on the profits they earn by selling rooms to non-memmbers, and to how many.. thts critical.

      I read all the comments and issues stated are too a extent correct. However would request to detail out our issues, so that perspective buyer takes member looking at genuine case.

      I am member since 5 years, and i had no issues till date and enjoying all my trips till date, its suggest i plan my holidays well in advance.

  12. They dont even allow multiple apartments bookings in the red and purple season. Totally misguide in sales. I am also one of the victim. Actually I have come to know that even non members can peak season as there are agents who give you confirmed booking. So better doing that than becoming a member.

    Your friend will be able to tell what ever you want to know. You will only hear marketing talk from Club Mahindra. If you are undecided, buy a membership in second sale. if you do not like it sell after 2-3 years. Your loss will be minimal.

    Never get tempted to buy it in first sale.

  17. All these vacation clubs including country club are doing fraud business. Some of them call to the office, after explaining they ask money for membership to be paid right there within 30mins. I just laughed at it. Its my kind request not to believe these frauds rather plan your own holiday in your own style.

  20. What an eye opener? Reading all the comments, we as the first time customer get to know the inner details. Is the discount of Rs 71000/- applicable for Studio in the Blue Season?
    The bookings in these Clubs ( whatever season) are very low. That is the reason they charge the ASF & Admin charges heavily on the existing members.
    Time share is a very old concept. Nowadays there are operators who give good facilities on a competitive basis.
    Think twice before U commit.

    Thank God i didn't sign on the dotted line ( tough was persuaded a lot by the sales executive )
    just my inner gut feeling held me back... then i happened to search net about Club Mahindra's existing customers reviews n Shockingly i found over 80% of there customers are not satisfied , cribbing & repenting over the decision about buying this time share.
    Surprisingly no action has been taken so far over this mass misleading.

  25. i was also a victim of one such fraud from some other company. just got disgusted and left. one simple calcu. if you put the same amount in FD you get arnd 9% without any strings attached. with that amount i think you get a decent accomodation (which these guys also do)

  26. Time Share concept adopted in our country is not what is meant internationally. Internationally, Time share means a member 'owns' one week of a particular resort, and is entitled for a specific week unless he banks it or cancels (i.e. postpones) his 'reservation' Here in our country, it is being misused by all corporates for money collection fraud, and they are doing business at the cots of money collected from embers.

    what this company is going to earn ... some money through trapped customers no worries at the same time lot of curse to their employees who are working there & to company owners ...thats the only thing can say i hope by readng this atleast they can try to do some thing if they are real human and have some sense to give back our money with interest / help us to come out with a mutual understanding

    1. No wonder company' same poor performance is also reflected on stock exchange. They have already changed their MD two times. Poor investors have not earned any money in this stock in last 5 years. They are trapped in their own game. They can not reduce price, they can not reduce quality only thing they do is keep changing booking rules and lapse customer days. Or every quarter on Moneycontrol say that business just about to kick start again.

  30. yes, I am a CM member since 5 years. Last 3 attempts to book a holiday is not happend.
    They chganges all rules recently. never you are able to book as per your schedule.
    Now I can see their reorts can be booked thru other booking sites. They takes money from you and sell their reosrts. if you very lucky plan a year ahed, you may get one.

    How many innocent people are cursing them , they are bound to suffer .

    They taken the money when we try to book a place its not available after some days we get the message your holiday got lapsed .

    Clubmahindra balo your fooling public one day you'll have to pay a heavy price .
    some innocent people don't want to fight but some day or the other a real fighter will come in to picture and teach you a lesson.

    After all there are so many ways to earn money why are you cheating innocent public money in this way.... hidden clauses you put while buying the product that's bad

  39. It seems there are a lot of sellers and few buyers. How will CM survive in the future. Any ideas? As a company, if anyone has ideas, in the interest of existing customers and prospective customers, if we come up with ideas, maybe this will save CM. It seems to me like expectation management is one of the issues here. Hard selling at the time of sale and then flight seems more like an unreliable business which doesn't go well with the brand. However, globally, Time-share business is a very reliable business. International and Domestic holiday goers use time-share resorts due to the sheer privacy and freedom it offers when compared to other options. The problem here seems to be the Pricing. Pricing is always complex. It is never simple. CM might need to tie up with Aviation partners and Hoteliers to come up with innovative ways to save costs and thus pass on the benefits to the customers. It is obvious the customers are not convinced with the annual fees. They are feeling it is too much of an administrative burden

As advised by one person, I will earn interest from FD and the amount will be sufficient to manage my vacation. This time share business has turned out to be a scam also in Europe and other parts of Asia. Don't step into a trap. It is your hard earned money.

  69. cheaters and liars to the core, they take cash from outside customers and decline members bookings, please dont fall in their trap, today I have asked them to cancel my membership, someone Satish was very rude, doesnt know how to speak to customers... I have lapsed so many days due to the fact the club members are not given priority, for them is to cheat, fleece on ASF fees and then sell the dates to outside customers
